/History
It all began in 1979 with a simple but revolutionary idea: to bring the real estate service to the street, close to people. From that first agency, a method and an international network were born, present today in 10 countries. This is the history of the Tecnocasa Group.
"The birth of the brand was a simple and spontaneous process, almost homespun. I took care of it personally, without the support of graphic designers and I was guided more by intuition than by technique. I chose green because it evoked a sense of tranquillity and reliability to me. In searching for the name, Regazzoni, the Formula 2 driver who raced in the Tecno at the time, came to mind. The association, with the world of the home, was immediate. From that intuition Tecnocasa was born. In my vision, it contained a precise meaning: to support work with tech-nology, which would be used as a tool to organise and enhance information about clients. The prefix tecno- also reminded me of the concept of technical preparation, a fundamental compo-nent to conduct the profession."

The Tecnocasa group in Italy
After the adoption of franchising in 1986, the Tecnocasa Group begins a phase of structured development that marks a profound evolution of its organisational model. The rapid growth of the network progressively makes it necessary to equip itself with central services to support the agencies, capable of ensuring uniformity of method and operational efficiency. Thus, start-ing from the early 1990s, structures dedicated to IT systems, training, communication and ad-vertising are born, designed to support the development of the agencies in the territory. In par-allel, starting from the early 2000s, the Group undertakes a coherent diversification path, giv-ing rise to collateral business branches that are closely integrated with the core real estate and credit business. This evolution consolidates an industrial vision oriented towards the construc-tion of an articulated and synergistic system. Within this path of expansion and specialisation, the Group also recognises the need to oversee market segments with specific characteristics and needs. Starting from the very first agencies opened between '89 and '91, and into the fol-lowing years, the network of agencies, dedicated exclusively to the business world, begins to develop. Today, this network which is dedicated to the non-residential sector is solid and well known. It is present in Italy with over 160 agencies that operate under the brands Tecnocasa per l'Impresa and Tecnorete per l'Impresa. They maintain a high level of specialist expertise and a clear distinction of positioning in the market. Over time, Kìron has also consolidated its role as a pillar of the integrated system of the Tecnocasa Group. Starting from its entry into ef-fect of Legislative Decree no. 141/2010, Kìron began a profound transformation of its model in Italy. It moved beyond franchising to adapt to the new regulatory framework of credit bro-kerage. Since 2012 the brand has been structured as a credit brokerage company. It operates through a network of collaborators who are registered with the OAM (Body of Agents and Brokers).Today there are more than 1,100 credit and insurance consultants operating in over 260 agencies. In this path of evolution, Kìron has progressively broadened its range of inter-mediated products. It has added further financing solutions and related insurance products to the traditional mortgage product and is backed by over 65 agreements with banking and finan-cial partners. In 2026 Kìron has extended its scope with the opening of the first Kìron Im-prese agency, in support of the Group's commercial-industrial real estate network.
The Tecnocasa group in Spain
Spain in the 1990s pictured a particularly favourable market context for replicating the real es-tate franchising model. The high percentage of families owning their home and the deep-rooted culture of home ownership established a favourable environment for the consolidation of the brand in Spain. Moreover, the Spanish economy was going through an important phase of growth and development. In this scenario begins the international adventure of the Tecnocasa Group. Tecnocasa lands in Spain in 1994.
Barcelona is the city chosen for the first office opening, as well as being the national headquar-ters. In the same year, growth occurs with the opening of offices in the cities of Madrid, Va-lencia, Malaga and Bilbao. Tecnocasa seals its first year in Spain with 19 operational sales points and 82 properties handled. A year later, in 1995, Kìron is introduced, replicating the credit brokerage model already consolidated in Italy, with the desire to develop a network complementary to the real estate one and to respond both to the home needs and to the financ-ing needs of the final customers. The Group continues its growth and, subsequently, Tecnorete arrives, the Group's second real estate brokerage brand. Today, the Tecnocasa Group in Spain has more than 1,000 agencies and is present in 13 autonomous communities.
The Tecnocasa group in Hungary
In 1996, a young Hungarian agent, once he gained his experience in a Tecnocasa agency in Italy, was assisted by a group of affiliates team for an inspection in Budapest, with the aim of understanding whether the conditions for exporting the franchising model were met. The local market analysis was found to be positive and led to the opening of the first Tecnocasa agency in Hungary, in a context still lacking organised real estate brokerage structures. The market was poorly regulated, and the profession of real estate agent was almost non-existent and poorly qualified. It therefore became essential to prepare a team of professionals through a structured path, which led to the creation of the first Hungarian team. Over the years, the Group has worked with growing commitment to foster the growth of young people and the development of the network, focusing on the internal Training School and the transfer of skills. It is an ongoing undertaking that has resulted in a consolidated presence in 38 Tecnocasa agencies and in 2 Kìron agencies. It has led the Group to become a benchmark in the sector of a market which has undergone a profound evolution over thirty years.
The Tecnocasa group in Mexico
The development of the Tecnocasa Group in Mexico began in 1998, when a small group of young Mexicans travelled to Spain to understand the Tecnocasa franchising model first hand. The field experience, in an agency, combined with a path of continuous training, allowed them to assimilate the method and philosophy of the Group. It was a determining step that led to the decision of launching the project in Mexico. The activity got underway in Mexico City. The first phase was dedicated to adapting the model to the regulations and specificities of the local context and in the year 2000 the company was formally established. Progressively, a nucleus of motivated people, consolidated and thanks to the experience gained and the constant in-vestment in training, new offices opened and the development of the network continued. The creation of internal structures, such as the Training School, fosters the professional growth and specialisation of the team. A fundamental role in this path is played by the continuous ex-change between the Italian and Spanish networks: the sharing of skills and constant consultan-cy represent a key factor for the growth and consolidation of the project. Today Tecnocasa Mexico has over 1,500 collaborators and more than 250 offices distributed between Mexico City, Guadalajara and Puebla. It is a solid and structured reality, with the vision and capacity to face new challenges and to grow continually.
The Tecnocasa group in Poland
The Tecnocasa project in Poland began in 2001 when a group of young professionals chose to train in Italy, to learn the Group's operating model directly in the field. It was not just theo-retical training, but it was daily experience in the agency, in close contact with an established structured system. The objective was defined from the outset: to bring the real estate franchis-ing model to Poland, adapting it to the local context with expertise and entrepreneurial vision. In 2004 this path took shape with the opening of the first agency in the Kazimierz district, at 33 Starowiślna Street, Krakow: a symbolic office, that is still active today and represents the starting point of development in the country. In the following years the project grew progres-sively and coherently, until it was structured into a network of 38 agencies: 32 in Krakow, 5 in Wrocław and 1 Kiron credit consultancy office at the national headquarters in Krakow. Today, the Group is an important point of reference in the Polish market. It has over 200 collabora-tors who are protagonists of a young, dynamic network that are oriented towards service quality and founded on a well proven operating method with internationally recognised service standards.
The Tecnocasa group in Tunisia
The Tecnocasa Group began its presence in Tunisia in 2009, with the opening of the first agency in Tunis. It was a poorly structured market, where the profession of real estate agent was badly organised It was essential to train a team of professionals through a structured path. It started with the total immersion, of the team, into chosen affiliated agencies in Italy. The model took root quickly and at the beginning of 2011 three new agencies had already opened in the capital. In accordance with its vision, the Group continued to invest in training through a dedicated internal school with the aim of transmitting skills and in the development of young people. Starting from 2012, the network grew beyond Tunis with the opening of the first agency in Hammamet and Cap Bon and in 2013 in Sousse, known as the gateway to the Sahel. In 2026 the Group has gone a step further in its development path with the launch of three Tecnocasa per l'Impresa agencies, dedicated to the commercial-industrial segment. Sev-enteen years after the start of the project, Tecnocasa Tunisia has established itself as the lead-ing network of real estate agencies in the country: a solid and constantly growing reality, the expression of a cohesive professional community and a benchmark for the sector.
